The questions that actually shape a sale: Where are you going afterward, and what's the plan for that next step? What matters most to you right now, the price, the timing, the certainty, the convenience? How quickly do you want this accomplished? And how prepared are you, and the house, to be ready to sell? Those answers drive strategy, and strategy drives value. We'd talk through every one of them before a sign ever touches the yard. The truth about price.

Real estate has always been a supply and demand market, and there is no perfect number. Researching past sales only goes so far when the market can shift under you in a season. A listing price is not a sales price: a home sells when someone is willing to pay a number, and it closes when you're willing to agree to it. The only real way to learn what buyers will pay is to test the market, and test it well. That's what you hire: positioning the test, reading the response, and adjusting with judgment instead of hope.

A rough walk-away picture is still worth having early.
