Long before any listing matters, four questions do. How long will I realistically live there? Do my finances support what my eyes want? Is this the right lifestyle decision, not just the right house? And which of my must-haves are really musts, versus wants wearing a costume? Every good purchase I've been part of got honest about those first, and most of the regrettable ones skipped them.
Take your time with them. Months of quiet research before talking to anyone isn't indecision, it's how the answers form. What a buyer is actually paying.
Real estate is a supply and demand market, and a price only becomes real when a buyer and a seller agree on it. That cuts both ways: the list price isn't the value, and neither is the comp from four months ago. Winning here is rarely about being the most aggressive number. It's about being the readiest buyer: finances squared away, musts and wants sorted, able to move with certainty when the right one shows up. Sellers can feel the difference, and so can their agents.
